Consultant and Contractor Selection
We help our clients make smart consultant and contractor decisions based on the project and the clients expectations.
Includes being part of the interview team for all Professional Design Services, Consulting Services, Maintenance Contracts, Trade Maintenance plans and any other building related professionals. Contractors are selected specifically based on the particular project, building scope of work and needs of your organization.
Its often tempting, but it is not recommended to hire a team member just because they are a contributor to your organization, donor or benefactor. This can set up a conflict of interest that may raise questions later in the relationship. They need to be a contributor or donor because they believe in your mission, not to expect something in return.
Project Budget and Schedule Creation
We help determine a realistic project budget and schedule to work from throughout the project lifecycle
Beneficent will write a complete budget for each project regardless of the size. This will include both hard costs and soft costs for the specific project or term contract. The budget will include both owner contingencies and also unknown contingencies. This will ensure that a project does not exceed the financial expectations of you, the client. Schedules will be created to provide a realistic completion of the specific project and will take into account possible delays related to any number of situations such as bad weather, fund raising, as well as float time that may be required based on the contractors construction schedule.
Contract Review and Construction Administration
We help review contracts and administer the construction to hlep a project run smoothly and without surprises.
Beneficent are not attorneys and we always recommend our clients have their counsel review any contracts that they are signing. With that said, Beneficent has the skills and knowledge to look at specific components of most contracts related to construction and service contracts and will make recommendations based on the scope of work. Beneficent will be the eyes and ears on the construction site and acting in the best interest of you, the owner. Regular reports and meetings will take place informing you of the project status, financial and schedule considerations and to discuss the impacts of desired deviations from the owners standpoint on the project. This will allow you to make fully informed decisions and understand any consequences to those decisions.
Existing Building Corrective Work and Planning
We help alleviate issues and concerns with your existing building so you dont have to.
Often buildings have problems such as retaining walls that are collapsing, Water infiltration into the building, Mold inside the building and any number of other issues that commonly arise in a building. Beneficent will take the challenges away from our clients so they can focus on what they do best. The easiest way to describe this is if we do not know what needs to be done, we will find the person that does.
